Refinancing Your Home as an Owner-Operator: Cash-Out and Rate Options

How owner-operators can refinance using bank statement loans, including cash-out options to pay down truck debt or invest in the business.

If you’re an owner-operator who already owns a home, your income may have changed a lot since the day you got your original mortgage: more loads, a second truck, a growing business, or simply a stronger year than the one your original loan was based on. Refinancing can be a way to put that equity and income to work, whether that means lowering your monthly payment, pulling cash out, or finally qualifying based on how your business actually performs today.

Refinancing works differently for self-employed drivers than it does for W-2 borrowers, and the right approach depends on your goals. Here’s what to know before you start.

Why owner-operators refinance

Drivers typically look at refinancing for one of a few reasons: to access home equity for a large expense, to consolidate higher-interest debt, to remove a co-borrower, or to move from a loan program that didn’t fit their income into one that does. Because bank statement and other non-QM refinance programs evaluate your actual cash flow rather than only your tax returns, a refi can sometimes qualify you more accurately than your original purchase loan did, especially if that loan was based on a year with heavy write-offs.

Cash-out refinancing: what it actually does

A cash-out refinance replaces your existing mortgage with a new, larger loan and gives you the difference in cash at closing. It doesn’t create free money, you’re borrowing against your home’s equity and repaying it over the new loan term, but it can consolidate what would otherwise be several types of debt into one payment, often at a different structure than a truck loan or credit line.

Owner-operators commonly use cash-out proceeds to:

  • Pay down or pay off truck debt. Trading high-payment equipment financing for equity in your home can restructure your monthly obligations, though it does put your home behind that debt instead of your truck.
  • Cover a down payment on a second truck or trailer, supporting business growth without taking on a separate equipment loan.
  • Build a cash reserve for slow seasons, maintenance, or unexpected repairs: a real risk in an industry where one breakdown can sideline income for weeks.
  • Consolidate higher-interest personal or business debt into a single, potentially more manageable payment.

Whether a cash-out refi makes sense depends on your equity position, your goals, and how comfortable you are trading unsecured or equipment debt for debt secured by your home. This isn’t a decision to make lightly: talk it through with your loan officer and, ideally, a tax or financial advisor.

Bank statement refinancing for owner-operators

If your income doesn’t show cleanly on tax returns, a bank statement refinance may fit better than a conventional refi. These programs typically look at 12–24 months of personal or business bank statements, apply an expense factor (often around 50%) to business deposits, and use that to calculate qualifying income: rather than relying solely on your net income after deductions. Credit requirements often start around 620, though your rate and terms will vary based on your full profile, and DTI limits can run as high as roughly 50% depending on the lender.

When a refi makes sense, and when it doesn’t

Refinancing typically makes the most sense when your income has grown since your original mortgage, when you have a clear use for cash-out funds, or when your current loan terms no longer fit your situation. It tends to make less sense if you’re planning to sell or move within the next couple of years, since closing costs need time to be offset by the benefit of the new loan. A conversation with a lender who can model out the numbers, not just estimate them, is the best way to know which side of that line you’re on.

Frequently asked questions

Do I need perfect credit to refinance as an owner-operator?

No. Bank statement and other non-QM refinance programs often accept credit starting around 620, though your terms will depend on your overall financial picture.

Is cash-out refinancing the same as a home equity loan?

No. A cash-out refinance replaces your entire existing mortgage with a new, larger one and gives you the difference in cash. A home equity loan is a separate loan on top of your existing mortgage. Which fits better depends on your goals and current loan terms.

How much of my home’s equity can I access?

This varies by lender, loan program, and your credit and income profile. Your loan officer can walk through what’s realistic for your specific situation.
