How Owner-Operators Can Buy a Home Without Tax Returns

Owner-operators can buy a home without submitting tax returns. Learn the bank statement, 1099, and P&L options that fit trucking income.

Every mile you drive puts money in your pocket, but every deduction your accountant finds shrinks the income number on your tax return. That’s smart tax planning. It’s also the exact reason so many owner-operators get told “your income doesn’t qualify” when they sit down with a traditional lender.

Here’s the part most drivers don’t know: you don’t have to hand over tax returns to get a mortgage. A whole category of loan programs exists specifically because self-employed income and tax-return income often don’t match. If you’re driving your own truck, running your own authority, or working 1099, there are real paths to a mortgage that never ask to see your Schedule C.

Why tax returns work against self-employed drivers

Traditional mortgage underwriting starts with your adjusted gross income (AGI) from two years of tax returns. For a W-2 employee, that number is a clean reflection of what they earn. For an owner-operator, it’s anything but. Fuel, truck payments, maintenance, per diem, depreciation, insurance: all legitimate write-offs that lower your tax bill also lower the income figure a traditional underwriter sees.

The result: a driver grossing $200,000–$350,000 a year, with $60,000–$120,000 in real net income, can look on paper like they earn far less. That mismatch is common enough in trucking that alternative documentation loans exist specifically to solve it.

Option 1: Bank statement loans

Instead of tax returns, the lender reviews 12 to 24 months of your personal or business bank statements and calculates your income based on actual deposits, often applying an expense factor (commonly around 50%) to business account deposits to estimate your true take-home. This is often the strongest option for drivers whose bank account clearly shows steady income, even if their tax returns don’t.

Option 2: 1099-only income loans

If you’re paid as an independent contractor and receive 1099s from a carrier or brokerage, some lenders will qualify you using your 1099 income directly, without requiring full tax returns. This can work well for drivers who don’t run a lot of write-offs through a business account, or whose 1099 history clearly reflects consistent pay.

Option 3: Profit & loss (P&L) only loans

For drivers who run their own trucking business, with multiple trucks, drivers, or a more complex operating structure, a P&L-only loan lets a CPA-prepared or lender-reviewed profit and loss statement stand in for tax returns. This suits owner-operators whose business finances are well organized but whose personal tax filings don’t tell the full income story.

Which option fits your situation?

  • Steady deposits, straightforward banking: bank statement loan
  • Paid via 1099 with minimal business deductions: 1099-only loan
  • Own a small fleet or trucking business with organized books: P&L-only loan
  • Own rental property and want to qualify off the property’s cash flow instead of personal income: a DSCR loan may be worth exploring too

Many drivers assume they only have one path forward. In practice, several non-QM programs use different logic entirely, and the right fit depends on how your income actually flows.

What lenders typically still want to see

Skipping tax returns doesn’t mean skipping documentation altogether. Across these programs, lenders commonly look for:

  • Credit scores often starting around 620, with stronger credit generally unlocking better terms
  • Down payment requirements that vary by lender, credit, and loan amount
  • Roughly two years of self-employment or 1099 history, though this varies by lender
  • Debt-to-income ratios often allowed up to around 50%, depending on the overall file

Every lender sets its own guidelines, and approval isn’t guaranteed, but the documentation burden looks very different than a traditional W-2 mortgage application.

Frequently asked questions

Will I ever have to provide tax returns at all?

Not necessarily. Many non-QM programs are specifically designed to skip tax returns entirely, using bank statements, 1099s, or a P&L instead. Requirements vary by lender and program.

I’ve only been self-employed for one year: can I still qualify?

It depends on the lender. Many programs prefer around two years of self-employment history, but some are more flexible, especially with strong bank statement activity or prior related industry experience. Subject to lender guidelines.

Is a no-tax-return loan the same as a “stated income” loan from before the 2008 crash?

No. These are non-QM programs with real documentation requirements, bank statements, 1099s, or CPA-prepared P&Ls, reviewed by underwriters. They’re a regulated, verified alternative to tax transcripts, not an income guess.
